Domestic experts and analysts of the real estate market draw attention to the fact that in the near future one should not expect a rapid and mythical fall in the cost of residential apartments, this simply will not happen – the corresponding opinion was expressed by a corresponding member of the National Academy of Sciences of Ukraine, doctor and honorary president of the Poznyakizhilstroy enterprise, Mr Mkhitaryan.
He drew attention to the fact that in the short term one should not expect a significant decrease in the cost of an apartment, one can even talk about the opposite trend – the number of apartments is declining, which will invariably entail an increase in their value.
Mkhitaryan has already stated that the prices for residential apartments are already at their minimum level, they simply have nowhere else to fall. Moreover, the situation on the construction market has become very difficult: over the past three years, several major players have disappeared from the market at once, and all those who survived the difficult crisis period do not feel the best. They are no longer trying to build new residential real estate, but want to somehow complete the construction of those that have already begun, without the slightest plans for the future.
Over the past few years, several large residential real estate objects have been stopped at once. Exceptional large development companies remained on the market, which are able to implement the construction of facilities. That’s just such construction companies as a result, there are not so many left. The modern construction market indicates that in the near future a fundamental shortage of residential real estate may appear on the market. Actually, there are simply no reasons why one could talk about a gradual reduction in the cost of residential real estate at the moment – building materials, metal and even energy carriers are becoming more expensive. That is why experts recommend that all those who have decided to buy a home do it today, and not wait for a mythical price drop that will never happen. The state does not meet the needs of construction companies, and all their initiatives are simply wasted.
